What goes wrong in Toorak
Toorak properties are large, and the electrical installations in them are correspondingly complex. Three-phase supply is common, multiple boards are normal, and the systems running lighting, gates, pools and climate have usually been installed by several different parties over twenty years.
Three-phase, and whether it is balanced
Most substantial homes here have three-phase for air conditioning, pool plant, a lift or a workshop. Having it is not the same as using it well. Circuits tend to be added onto whichever phase had a spare way, so one phase ends up carrying far more than the others. That causes voltage drop and protection tripping inside its rating, and it is mistaken for a capacity problem. Measuring the imbalance takes an hour and often avoids a supply upgrade.
Long submains to pools, courts and outbuildings
A pool plant room, a tennis court lighting circuit or a rear studio can be a long way from the board. Cable sized for the original load, with more added since, produces voltage drop at the far end. Pumps and motors run hot and fail early, and the equipment gets blamed.
Automation nobody documented
Lighting control, gates, irrigation, blinds and climate systems are frequently installed by different contractors across different renovations, with no single record of what controls what. When one part fails, the first hour of any repair is spent working out the architecture. A documented schedule and a labelled board are worth more here than on any other kind of property.
Garden and facade lighting
Extensive exterior lighting means a lot of cable in wet ground, and that is where residual current device tripping originates. Moisture finds its way into old joints, the safety switch does exactly what it should, and the tripping gets blamed on the device. Locating the actual fault is cheaper than the second safety switch.

The retail strip is small and the tenancies are premium, so downtime is expensive. Fitout and maintenance work runs outside trading hours as a matter of course.

Do we need a supply upgrade before adding a pool and air conditioning?
Possibly not. On a lot of Toorak properties the three-phase supply is adequate and the load is simply sitting unevenly across the phases. We measure maximum demand and imbalance before recommending an upgrade, because rebalancing is usually a day's work and much cheaper than a new supply.
Our garden lighting trips the safety switch after rain. Why?
Moisture getting into joints in old external cable. The safety switch is doing its job. Replacing the device changes nothing, because the fault is in the ground. We locate the section at fault rather than guessing, which is the only way to stop it recurring.
Nobody knows what controls what on our property. Can you map it?
Yes, and on a property this size it repays itself quickly. We identify and test every circuit, label the boards legibly and leave a schedule with a copy for you. Every future job then starts with information instead of an hour of investigation.
The pool pump keeps burning out. Is it the pump?
Often it is the cable. A long submain sized for the original load, with more added since, drops voltage at the far end, and a motor running low runs hot and dies early. Measuring the voltage at the plant room under load answers it quickly.
Can you work outside hours in Toorak Village?
