South Yarra is denser than anywhere else we work apart from the city itself. That density changes the job: most electrical work here involves a building manager, an owners corporation, or both, and the technical part is often simpler than the access part.
In a tower, the boundary between your lot and common property decides who pays and who authorises. The main switchboard, the meter room, risers, car park lighting and anything in a corridor are common property. Inside your own front door is yours. Getting that line established before quoting is the difference between a job that proceeds and one that sits in a committee for a month.
Most buildings here require an induction, a loading dock booking and a nominated window for noisy work. None of that is difficult, but it has to be planned, and a tradesperson who arrives without it does not get in. We handle the paperwork with building management rather than passing it back to you.
Between the towers there is a large stock of older brick walk-ups, built before residual current devices were required and frequently still without them. These blocks also tend to have a single original supply serving far more appliance load than it was designed for, which shows up as nuisance tripping that gets blamed on individual flats.
Toward the Botanic Gardens and Domain Road there are period terraces with the same constraints as Richmond’s cottages: no side access, cramped meter positions and original cable in the roof. Same suburb, completely different job to an apartment two streets away.
Retail and hospitality turnover here is high, and the tenancies are frequently in older buildings with historical metering arrangements. The supply question comes before the design question, and the make-good obligation at the end of the lease is worth pricing at the start rather than discovering in the final month.

No, it is routine here. We arrange the induction and the loading dock booking with building management directly rather than handing it back to you. It does mean a job needs a little more notice than a house would.
