The building's electrical problem is almost never electrical first

By the time a commercial client rings us, the issue has usually already cost them something. A tenancy cannot open because the distribution board will not carry the fitout. An exit light failed an audit. The electrical work is the easy part. Working out what actually happened, without shutting the site down, is the job.

  • Older strip-shop buildings have a supply problem, not a wiring problem. Burke Road, High Street, Glenferrie Road and Chapel Street are full of tenancies carved up decades ago, with supply arrangements to match.
  • A cafe moving into an old clothing shop is the classic. A three-group coffee machine, a dishwasher and refrigeration land in a tenancy provisioned for a till and some downlights.
  • Get the supply checked before the lease is signed. It is a short visit, and it has saved clients from committing to a space that could never have carried their kitchen.
  • Emergency and exit lighting runs on a six-monthly cycle under AS 2293.2, including a discharge test on battery for the rated duration.
  • The log matters as much as the test. An auditor or insurer wants the record, not your word that it was done.
  • Safety switches and portable equipment fall under AS/NZS 3760, on intervals that vary by environment. An office, a commercial kitchen and a construction site are not on the same cycle.
  • Unowned compliance surfaces at the worst possible moment. Usually during an insurance review or after an incident, when the last record turns out to be four years old.
  • On a lighting changeover, access drives the price. A warehouse with fifteen metre ceilings needs a scissor lift and a traffic plan, which costs more than the fittings.
  • Out of hours is usually cheaper than losing a trading day. We schedule around your hours where it makes sense and tell you what that changes about the price up front.
  • Restore trade first, repair permanently second. Isolating a failed circuit and getting the rest of the site running is usually quick, with the full repair booked for normal hours.
  • Three parties, and only one of them is paying. The tenant reports the fault, the building manager controls access, and the owners corporation approves anything touching common property.
  • Tell us who authorises the spend and who holds the keys. Jobs stall in the gap between those three far more often than they stall on the work itself.

What people ask before they book

How often does emergency and exit lighting need testing?

AS 2293.2 sets a six-monthly cycle, including a discharge test that runs the fittings on battery for their rated duration. The record matters as much as the test itself, so we leave you a log that an auditor or insurer will accept. If nobody has owned this task at your building for a while, we can start with an audit of what is actually installed.

Can you work outside our trading hours?

Yes, and for most retail and hospitality sites it is the cheaper option once you count the lost trade. Early mornings, evenings and weekends are all workable. We tell you what the out-of-hours rate changes about the quote before you commit, rather than after.

Do you test and tag portable equipment?

Yes. Testing intervals under AS/NZS 3760 depend on the environment, so an office, a commercial kitchen and a construction site are all on different cycles. Tell us what the space is used for and we will tell you what interval applies rather than defaulting everything to twelve months.

We are signing a lease. Can you check the tenancy first?

That is the single most useful call you can make. We check the available supply, the distribution board and what the existing tenancy was provisioned for, against the equipment you intend to run. It is a short visit, and it has saved clients from signing on a space that could not carry their kitchen.

What insurance and documentation do you carry?

We are a Registered Electrical Contractor, REC 20101, and carry public liability insurance with a certificate of currency available on request. If your site needs specific inductions or paperwork before we attend, tell us when you book and we will have it sorted in advance.

Do you handle strata and owners corporation work?

Yes, including common property lighting, car park circuits and building distribution boards. Work on common property usually needs the owners corporation or building manager to authorise it, so tell us who is approving the spend when you first ring and it saves a round of emails.
