Richmond packs three very different building types into a small area: Victorian workers’ cottages, converted industrial buildings, and the retail and hospitality strips along Bridge Road, Swan Street and Victoria Street. Each fails differently.
The cottages here sit hard against each other on narrow blocks, often with a shared party wall and no side path. That rules out the easy cable route, so work goes through the roof, under the floor, or it does not happen conveniently at all. It also means the switchboard is usually in a cramped position that was adequate for four fuses and is not adequate for a modern board. Relocating it is frequently part of the job.
The converted industrial buildings off Church and Cremorne Streets often retain traces of their original supply: three-phase where a residence does not need it, distribution in odd places, and circuits nobody has documented since the change of use. That is not a fault, it is an opportunity, because an existing three-phase supply makes adding real capacity far cheaper than it would be in a cottage next door.
Tenancy turnover on these strips is constant, and the recurring story is a kitchen going into a space the tenancy cannot carry. A three group coffee machine, a dishwasher and refrigeration is a serious load, and a tenancy last used as a clothing shop was never provisioned for it. Asking what the supply can deliver before the lease is signed is the single most useful thing a Richmond operator can do.
The office conversions in Cremorne carry a different profile again: server and comms loads, dense desk power, and after-hours access constraints because the tenancy cannot lose power during trading. Work there is planned around the outage window as much as around the wiring.
New and converted apartment stock brings the common property question. The main switchboard, the meter bank and anything in the car park belong to the owners corporation, not the lot owner. Establishing who authorises the spend before quoting saves everybody a fortnight.

Often, yes. A board built for four rewireable fuses does not have the physical space for circuit breakers, residual current devices and spare ways. We look at what can be done in place first, because relocating adds cost, and we tell you plainly if it cannot be avoided.
What the tenancy supply can actually deliver, before you sign. A commercial kitchen is a large load and a tenancy last used for retail was not provisioned for it. Finding out afterwards means a supply upgrade, a distributor application and a delayed opening.
Very. It means adding real capacity, a proper kitchen, air conditioning or a charger, is far cheaper for you than for a neighbouring cottage on single phase. The first job is usually documenting what is actually there, because conversions rarely come with a circuit schedule.
