What goes wrong in Carnegie

Carnegie has changed faster than most of the suburbs we cover. Interwar and post-war houses on standard blocks are steadily being replaced by townhouses and low-rise apartments, and the two kinds of stock bring completely different electrical problems to the same street.

Dual occupancy and townhouse developments

A block that held one house now holds three or four dwellings. Each has its own board, but the site shares a supply, and developers provision for the plan rather than for what owners will do afterwards. Adding a charger, a heat pump or a workshop to one dwelling raises a question about the whole site, not just about that board. That is the single most common surprise here.

Separate metering and who owns what

Newer developments come with a meter arrangement that is not always obvious from inside a dwelling. Establishing what is common property and what is inside your lot decides who authorises and who pays. On a four-unit site that conversation is quicker than on a tower, but it still has to happen before work starts.

Remaining interwar and post-war houses

The original housing that has not yet been redeveloped tends to have an old board, limited residual current device coverage and roughly one outlet per room. It is the same picture as much of the south-east, and the work is a switchboard upgrade and additional circuits rather than anything exotic.

Koornang Road

The shopping strip is busy, largely food, and the tenancies are mostly older buildings. A kitchen going into a space provisioned for retail is the usual mismatch, and it is answerable before a lease is signed rather than after the equipment arrives.

The rail corridor

The level crossing removals changed a lot of the streetscape around the station, and properties near the corridor sometimes have supply arrangements that were altered during those works. If your service was relocated at some point, it is worth knowing where the point of attachment now sits before any mains work is planned.

Questions

Carnegie questions we get asked

We are one of four townhouses on a block. Can I add an EV charger?

Often yes, but the question is what the site supply carries, not just your own board. Developers provision for the plan rather than for what owners add later. We check the site arrangement before quoting so you are not told halfway through that it cannot be done.

Who is responsible for the meter arrangement on a small development?

It depends how the site was set up. Some things sit inside your lot and some are shared. We establish which before starting, because on a four-unit site getting that wrong means the work stops while owners argue about it.

Our Carnegie house is from the 1950s and has never been touched. Where do we start?

The switchboard. Old boards here typically have limited or no residual current device protection and no spare capacity, so everything else you might want to add depends on fixing that first.

We are opening a food business on Koornang Road. What should we check?

Whether the tenancy supply carries a commercial kitchen. Most of those buildings are older and were provisioned for retail. It is a short visit to answer, and far cheaper to answer before you sign than after.

Do you get to Carnegie the same day?

For faults reported in the morning, usually yes. It is about twenty minutes from Hawthorn East. For an after-hours emergency we will give you a realistic time on the phone rather than an optimistic one.
