Office and retail fitouts

Oakleigh is about nine kilometres from our Hawthorn East workshop, roughly twenty-five minutes outside peak hour.
Oakleigh runs on hospitality. Eaton Mall is one of the densest concentrations of cafes and restaurants in Melbourne’s south-east, and that gives the suburb an electrical profile dominated by commercial kitchens rather than housing.
A working kitchen is a serious electrical load: cooking equipment, refrigeration, exhaust, dishwashing and often a three group coffee machine running from open to close. Much of it sits in older buildings where the tenancy was provisioned decades ago for something far simpler. Whether the supply carries the equipment list is the question that decides a site, and it is best asked before a lease is signed.
Larger cooking and refrigeration equipment needs three-phase, and whether a tenancy has it, or can get it, is not always obvious from the meter box. Establishing that early matters, because a supply upgrade involves the distributor and their timeframe is outside anyone’s control. Equipment arriving before the supply is ready is the most expensive sequence there is.
Kitchens are wet, hot and full of portable equipment, which puts them at the short end of the testing intervals in the standard rather than the twelve month default people apply to everything. Proving a safety switch trips within the required time needs an instrument, not the button on the front.
Away from the retail core the housing is largely 1950s and 1960s, with the electrical picture that goes with it: old boards, limited residual current device coverage and few circuits. Newer townhouse developments sit alongside it, bringing shared site supply questions instead.
The workshops and light industrial units on that side of the suburb run machinery on three-phase, and the recurring issues are load balance across the phases and protection that was rated for equipment that has since been replaced.
About twenty-five minutes from Hawthorn East outside peak. Faults reported in the morning are usually attended the same day. The phone is answered 24 hours, and for after-hours work in Oakleigh we will give you a realistic arrival time rather than an optimistic one. Commercial work is scheduled around your trading hours.
We also cover Chadstone, Carnegie, Springvale.

The supply, before the lease. A kitchen is a large load and most of those buildings were provisioned for something much simpler. A short visit tells you whether the site works at all, and that answer is worth having before you commit.
Larger cooking and refrigeration equipment usually does. Whether the tenancy has it, or can get it, is the thing to establish early, because a supply upgrade goes through your distributor and their timeframe is not something we control.
More often than an office. The standard sets intervals by environment, and a kitchen with heat, moisture and constant handling sits well short of twelve months. Applying a flat annual cycle over-tests the office gear and under-tests the equipment that actually matters.
Rarely. It is usually moisture or a failing appliance, and the device is doing its job. We test the circuits and the equipment with an instrument to find which, rather than replacing a switch that is working correctly.
Yes, and for hospitality we normally do. Losing a service usually costs more than the after-hours rate, so once lost trade is counted it is generally the cheaper option.
Fastest way to get an answer is the phone. It is answered 24 hours a day, seven days.
