Mornington brings two things we do not see in the inner suburbs: salt air, and houses that sit empty for months at a time. Both produce faults that have nothing to do with how the property was wired.
Coastal air corrodes. Meter box enclosures, external outlets, light fittings, air conditioning isolators and anything with a metal screw in it degrade faster here than five kilometres inland. Corrosion at a terminal produces a high resistance joint, a high resistance joint produces heat, and heat is what starts fires. External equipment on a coastal property needs looking at on a cycle rather than when it fails.
A holiday house is unoccupied for long stretches, which means a fault can develop with nobody present to notice it. Rodents get into roof spaces and chew cable, moisture works into outdoor circuits over winter, and the first anyone knows is when the family arrives at Christmas and half the house is dead. A safety inspection before a season, rather than after a problem, is the cheaper order.
The housing here ranges from mid-century holiday shacks that were wired minimally and extended informally, to recent architect-designed builds with substantial loads. In the older stock, the common finding is work done over decades by various hands with no documentation, which makes a proper safety inspection genuinely worth having rather than a formality.
Decks, outdoor kitchens, pools and garden lighting mean a lot of circuits exposed to weather. Those are precisely the circuits where residual current device protection matters, and precisely the ones where moisture eventually causes tripping. The device is doing its job when that happens.
The retail and hospitality strip runs hard through summer and quietly through winter, which makes the off season the sensible time for fitout work, testing and lighting upgrades. Planning that in advance costs less than doing it in January.
