Dandenong is the industrial end of our service area, and the work here looks nothing like an inner-east switchboard job. Manufacturing, warehousing and workshops mean three-phase supply, real machinery and installations where an outage stops production rather than inconveniencing a household.
New plant arrives with a nameplate and an assumption that the site can run it. Whether that is true depends on maximum demand calculated against the actual equipment on site, not a rule of thumb. That calculation decides the cable size and, more importantly, whether the existing supply is adequate at all. Done before the machine is ordered, it is a short piece of work. Done after it arrives, it is a delay.
Anything that increases supply involves your electricity distributor, who owns everything to the point of attachment. Approval typically runs one to three weeks and is outside our control. If plant is landing on a date, the application has to be lodged well before it.
Three common causes and all three are measurable: voltage imbalance between phases, protection that is incorrectly rated, and a starting arrangement that does not suit the load. An hour with an instrument identifies which. Replacing a motor without doing that usually buys you the same failure again.
On a shared industrial site, a fault in one tenancy should trip that tenancy rather than the main. Whether it does depends on how the protection is coordinated, and that only becomes visible on the day something fails. It is worth asking about before then.
A commercial board with no schedule costs money every time anyone works on it. Identifying, testing and labelling every circuit, and leaving a current schedule on the board, turns a half day of investigation into half an hour.

That is a discrimination problem, meaning the protection is not coordinated so the fault trips an upstream device instead of the local one. It is correctable, and it is worth doing before the next failure rather than after.
